Everything You Need to Know Before You Book

Important Information

  • We are not responsible for accidents, personal injury, or lost/stolen property.
  • All reservations must be paid in full at the time of booking.
  • A confirmed reservation is required before arrival—no walk-ins.
  • Sites are subject to change, and specific site numbers are not guaranteed.

Check-In & Check-Out Times

  • Check-in: 2 PM (No arrivals after dark—please call ahead if you need a late check-in.)
  • Check-out: 11 AM (Late departures may be subject to additional fees.)

Minimum Stay & Long Weekend Policy

  • A minimum 3-night stay is required for long weekends.
  • No refunds or credits will be given for long weekend bookings.

 

Cancellation & Refund Policy

  • 0-14 days notice: No refund.
  • 15-29 days notice: 50% refund.
  • 30+ days notice: 100% refund.
  • No-shows will be charged the full reservation amount.
  • No refunds for cancellations outside of our control (weather, ferry delays, vehicle issues, illness, etc.).
  • Refunds are only given on original bookings—once dates are changed, the deposit is non-refundable.
  • No refunds/credits for early departures or late arrivals.
  • Guests who violate the rules and are asked to leave will not receive a refund.

 

Getting to Hamilton Cove Farm

Hamilton Cove Farm is only 7 minutes away from the ferry by car and getting there couldn’t be easier.

  1. Off the ferry follow Otter Bay Rd to Bedwell Harbour Rd
  2. Turn right onto Bedwell Harbour Rd
  3. Turn left onto Razor Point Rd
  4. Your destination is the first driveway on your right.

Campsite Rules

We want your stay at Hamilton Cove Farm Campsite to be safe, peaceful, and enjoyable for everyone. Please take a moment to read our guidelines before your visit. Thank you for your understanding and cooperation!

 

No Pets Allowed

While we love animals, our working farm is home to many free-roaming animals that need a calm and safe environment. For this reason, we do not allow pets at the campsite. We appreciate your understanding and kindly ask that you leave your furry friends at home.

 

No Campfires

Please note that a fire ban is strictly enforced across all the Gulf Islands during camping seasons. We understand that sitting by a fire is part of the camping experience, but Pender Island frequently experiences dry conditions, and safety is our top priority. We encourage you to bring battery-operated lanterns or LED camp lights to create a cozy atmosphere instead.

 

Septic System & Toilets

We are on a septic system, so please only flush RV-friendly toilet paper—no wipes, paper towels, sanitary products, or anything that didn’t come from your body. Help us keep our system running smoothly!

 

Quiet Time: 10 PM – 8 AM

We want everyone to enjoy a peaceful and relaxing stay. From 10 PM to 8 AM, we ask that all guests keep noise to a minimum. No loud music, no parties, and definitely no fireworks. If you enjoy the sound of birds over booming speakers, this is the place for you!

 

Parking & Vehicles

  • Please park only in your designated campsite—empty sites are reserved for other guests.
  • Only one vehicle per site (attached to your RV or used to tow your trailer).
  • Visitors are welcome but must leave by 11 PM.

 

Garbage & Waste Disposal

  • All garbage must be bagged before being placed in the bins.
  • Please do not leave food, bones, or cooking waste outside, as we share this land with local wildlife.
  • A $20 cleaning fee will be charged if your campsite is left untidy upon departure.

 

No Smoking Policy

To maintain fresh air and a pleasant environment, we ask that guests do not smoke outside their RVs or tents.

 

Respect Nature & the Farm

  • Do not cut or damage trees or plants.
  • Please do not litter—keep the farm beautiful for everyone.
  • Drones are not permitted, as they disturb the farm animals and other guests.

 

General Courtesy

  • Tiny homes and park models are not allowed.
  • Generators are not permitted to keep the campsite peaceful.
  • Please be respectful of fellow campers and farm life.
  • Violation of the above rules may result in immediate eviction without refund.
